We’ve curated a chic community room to maximize your living area at Aventura. This two-story space — including a living room, dining room, sunroom, outdoor patio and open concept kitchen — is the ideal setting for entertaining your family and friends. Looking for a more intimate place to gather? Check out the upstairs library for a cozy ambiance that feels just like home.
Game Room
Keep the fun going in our community game room where you’re free to play cards, shoot a round of pool or mix a drink at the wet bar. More interested in the game on TV? We’ve got three big screens to satisfy your sports fix or host a movie night. This large, multi-purpose room has more than enough space to accommodate a group of up to 30 people.
Fitness & Yoga Center
Open anytime, year-round, our yoga and fitness center will have you kissing your gym membership goodbye. Take advantage of our state-of-the-art facility complete with Wellbeats on-demand fitness classes, weight machines, ellipticals, stationary bicycles, free weights, treadmills and plenty of space to stretch or do yoga.
Workshop & Hobby Areas
You bring the hobby, we’ll provide the space. Our ground-floor workshop is designed especially for you. With extra storage and working table tops, this space is ideal for woodworking, crafting and any other hobbies you want to explore. The best part? Clean-up is a breeze!
Conference Room
The conference room is a second-floor space ideal for more formal meetings with a friend or business partner. This private area is available to residents and is equipped with a TV for presentation needs.
Indoor Golf Simulator
Practice your swing on countless PGA golf courses around the world — without ever leaving your home. The Aventura Greens golf simulator allows you to hone your skills in any season. The community simulator comes equipped with golf balls, various sized clubs and a TV for entertainment in between strokes.
Guest Suite
In addition to the spacious bedrooms included in all of our new homes in West Des Moines, Aventura residents have access to our high-end guest suite, available for reservation to accommodate overnight family or friends. This one-bedroom, one-bathroom space features a queen bed, dining table, small living room and direct access to our on-site parking.
Library
Curl up with your favorite book or magazine in the Aventura library. With large bay windows, a sunroom and a cozy fireplace, this space is a quiet getaway for a good read or an energizing puzzle.
Outdoor Terrace & Garden
The outdoor terrace provides ample space for hosting friends under the pergola or around the firepit. Spend warm summer evenings on the community patio grilling out and playing a casual game of bags. There are plenty of seating areas for groups of any size! Put your green thumb to use caring for the plants in the raised garden beds.

Connect to miles of walking paths and bike trails right outside your door. Nearby trails connect to Waukee to the west, and the Clive Greenbelt Trails can connect you to downtown Des Moines to the east.

The gazebo is an intimate gathering place, set with lounge furniture, just off of the outdoor terrace and patio. This covered area allows you to enjoy outdoor entertaining throughout spring, summer and fall.

At Aventura, you won’t have to worry about delivery theft. Our mail and package concierge and pickup station enable you to receive your deliveries right to our temperature-controlled entry space.

Limited-Access Building Entrance
Aventura is a limited access community. Only homeowners with our exclusive key fob can enter our building and community spaces including the fitness center, game rooms and workshops.
